In 1993, Jim Stokes and Melise Fouladi shared a bold idea: real estate services could transcend the impersonal and formulaic. As one of the founders of STOLADI, Jim Stokes brings his thirty plus years of real estate expertise to the daily operations of the company. A graduate of Stephen F. Austin State University in Texas, Jim entered into real estate out of an enjoyment for the science of real estate decisions. Jim oversees all phases of acquisitions, management operations, consulting, leasing, construction management, and engineering. His oversight of quality control sets STOLADI apart from its competitors.
Jim enjoys a leadership role in the company because he believes in enabling his team to thrive in the real estate industry. He continues to devote himself to the company and finds solutions for each of STOLADI’s managed or owned properties. As General George S. Patton famously said “If everyone is thinking alike, then somebody isn’t thinking.” Jim Stokes is always thinking, and his commitment to new ideas and service excellence is one of the keys to STOLADI’s success.
Vice President of Property Management
Mr. Christofides is a US educated engineer/developer with over 25 years of international experience. As Vice President of Property Management, Mr. Christofides oversees all aspects of the portfolio to include residential leasing, base building (common area) improvements, maintenance and accounting. He joinedSTOLADI in 2014 bringing his asset management and ownership background to the company. He is recognized among the business community for his leadership, strategic thinking, integrity and communication skills. In his short period with STOLADI he organized the residential staff (more than 50) into a more goal oriented focus improving efficiency and refining processes to achieve the lowest vacancy in the portfolio’s history of just 1.62% while implementing a controlled and targeted capital expenditure plan for all common areas.
In his former company, ICG, Mr. Christofides was responsible for the company’s real estate holdings in the US and oversaw the development of their flagship building, The Gallup Building (901 F Street, NW). He was instrumental in growing the company’s real estate portfolio to over 500,000 SF.
Mr. Christofides was born in Greece, educated in Canada (McGill University) and the US (George Washington University, MSc in Engineering and MBA). He has been honored to serve as a guest speaker at numerous national and international events and sits on the Washington International School Board of Trustees as well as the Board for the DuPont Underground.
Shaila M. Guthikonda-Cordone
Chief Financial Officer
Ms. Cordone has been with STOLADI since the end of 2012. She is responsible for the oversight of all aspects of accounting and financial reporting, including monthly and quarterly reporting, budgeting, tax projections, external audits, fixed assets, accounts receivable, accounts payable, internal controls and cash management. Also under her supervision are payroll, human resources and information technology.
Since joining the STOLADI team, Ms. Cordone completed a full accounting software conversion and installed an electronic full cycle accounts payable system, which has allowed STOLADI’s accounting department to be essentially paperless. Additionally, she oversaw the migration of STOLADI’s email and file servers from an internal server to the cloud, allowing for 24/7/365 access to all business functions and ensuring seamless business continuity.
Prior to STOLADI, Ms. Cordone worked for seven years with Quadrangle Development Corporation, a real estate development company in Washington DC, supervising and managing the accounting for a diverse portfolio of class A office buildings, hotels and development projects with net assets over $314 million. A native of the Midwest, she has a Bachelor of Music from the University of Michigan and Master’s in Business Administration from George Washington University.
Vice President of Operations
Mr. Reed began his engineering career in 1989 in Washington D.C. at Cafritz Management Company at the Washington Harbor property 3050 K Street. He brings with him more than 25 years of experience with air conditioning service and installation and an extensive electrical background to accompany a certified welding technology degree from Beckley, West Virginia. He is well versed in all major energy management systems, such as those provided by Trane, Siemens, Johnson Controls, Staffa Controls and others. He has taken numerous classes at the NAPE school for Power Engineers for licenses including the DC 3rd Class Steam Engineers License and a NAPE 3rd Class Steam Engineers license. He has been certified in universal CFC since the inception of the EPA requirements.
Since beginning with STOLADI in 1993 as the Chief Engineer of 800 Connecticut Avenue, NW., he was quickly promoted to Regional Chief Engineer and finally to Vice-President of Operations in 2004. Over the years, he has become skilled at every aspect of commercial office building management and holds a key position on our executive team.
Mr. Reed has set up and implemented preventive maintenance programs at dozens of properties and understands how a “one size doesn’t fit all” approach is needed to properly maintain the equipment that is the heart of keeping an office complex running and profitable. He is a leader that is loved by all and always has a moment to teach.
Vice President of Marketing and Communications
As Vice President of Marketing and Communications for STOLADI, Ms. Pyles is responsible for developing and executing the marketing plan for the organization, covering all aspects of public relations, client relations and new business development. In her 20 years with STOLADI, Ms. Pyles has acquired extensive industry experience in property acquisitions and dispositions as well as property management of commercial, residential, retail and condominium associations in the metropolitan DC area and Miami, Florida. She is a valuable asset in guiding and advancing the portfolio goals of STOLADI as well as its clients. Ms. Pyles is responsible for STOLADI’s online social media presence and overseeing the company’s corporate advertising efforts. She also leads STOLADI’s philanthropic efforts and corporate sponsorships.
James Stokes has been a leasing agent with STOLADI since 2010. He successfully leased 38,086 square feet at 409 7th Street, NW when the single-tenant building was vacated. He is now responsible for leasing Class A office and retail space in a number of buildings within STOLADI’s Washington, DC portfolio.
Mr. Stokes has built his career in property management from the ground up, starting with STOLADI in 2005 while interning as a building maintenance engineer and working as an administrative assistant in the company’s satellite corporate office. This diverse experience exposed Mr. Stokes to all facets of building management and gives him a unique perspective while negotiating leases that are beneficial to all parties. Mr. Stokes has a bachelor’s degree in business management from Texas Tech University.
